What is Southwoode?

          Southwoode is a resort-style, independent living phase of Generations of Chapin located in the Town of Chapin, SC. The total development includes independent houses and apartment and an assisted living facility all on 28 acres over looking Eagle Lake.

 

Who owns Southwoode?

          Southwoode is designed to be owned by the members. The community, including the clubhouse, is offered to residents on the equity basis, whereby you purchase your home and belong to the Owner’s Association.

 

Who is the developer of Southwoode?

          The developer of Southwoode is Generations of Chapin, Inc. The company’s purpose is to offer the very best residential setting and highest quality service possible. As a leader in South Carolina’s adult retirement care industry and a life-long resident of Chapin, Louetta Slice, CEO, has a deep, personal commitment to the area and the contribution Southwoode has made.

 

Who manages Southwoode?

          Southwoode is managed by Generations of Chapin Management Group. Through a long-term management agreement with the Southwoode Owner’s Association, the Management Group will provide for the maintenance, repair, administration, and operation of Southwoode.

          Southwoode provides the opportunity for those who live in the area to remain close to friends and minimize any change in lifestyle. For newcomers to the area, Southwoode offers a community of compatible individuals able to share the common interest without compromising lifestyle. When should I move to Southwoode?

          Southwoode is planned for independent, active retirement. It is designed to provide you time to do things you enjoy instead of things you do not enjoy, but feel you “have” to do. In other words, you should consider Southwoode when you are ready for life free of worries and concerns for the everyday living responsibilities of maintaining your household and grounds.

 

Is there an initial fee to join Southwoode?

          Each member of Southwoode purchases his or her own residence, securing the economic benefits of individual home ownerships. In addition to the purchase price is a $5,000 non-refundable membership to Southwoode Management Group. Therefore, the purchase price or future resale value is true equity ownership.

 

What are the details of the Rental Plan?

          The Rental Plan allows you to pay a monthly rental fee each month you occupy your home in Southwoode. The monthly rental plan requires that you pay a one-time, non-refundable fee equal to 2 months rent at the time you sign the occupancy agreement for the home. This one time fee includes your first month’s rent.

 

What about monthly costs after I purchase my home?

          Each member pays a monthly fee based on the type of residence purchased. This fee includes the ability to purchase a meal plan, and all the services and activities within the community. See services, amenities and features.

 

Are monthly fees and/or rental fees adjusted annually?

          Not necessarily. Although annual adjustment fees may occur, every effort will be made to contain costs while still providing quality service.

 

What about meals?

          Each resident has a full size kitchen. Breakfast, lunch and dinner can be delivered from the assisted living facility to the cottage upon request.

 

What about pets?

          Pets are welcome within established guidelines.

 

What about transportation?

          Southwoode has a regular schedule of transportation for shopping, social events and special trips. Local, personal, individual transportation is also available and can be scheduled with the driver of Southwoode.

 

What activities does Southwoode offer?

          Southwoode sponsors a wide variety of activities including tours, shopping trips, and parties.

 

What health care facilities are available?

          Adjacent to Southwoode, Generations of Chapin has 62 beds offering assisted living care. The assisted living program is available to Southwoode members. Also, Lexington Medical Center Urgent Care and Chapin Family Practice is located minutes away. In addition, Columbia has several full-service hospitals only 25 minutes from Southwoode.
