What is Southwoode?
Southwoode is a resort-style, independent living phase of Generations of Chapin located in the town of Chapin. The total development includes independent houses, apartments, and an assisted living facility all on 28 acres overlooking Eagle Lake.
Who owns Southwoode?
Southwoode is designed to be owned by the members. The community including the clubhouse, if offered to residents on the equity basis, whereby you purchase your home and belong to the Homeowners Association.

The developer of Southwoode is Generations of Chapin, Inc. The company’s purpose is to offer the very best residential setting and highest quality service possible. As a past leader in South Carolina’s adult retirement care industry and a life-long resident of Chapin, Louetta Slice had a deep personal commitment to the area and made many contributions to Southwoode.

Who manages Southwoode?
Southwoode is managed by Southwoode Management Group, Inc. Through a long-term management agreement with the Southwoode Homeowners Association, the Southwoode Management Group will provide for the maintenance, repair, administration and operation of Southwoode.

Southwoode provides the opportunity for those who live in the immediate area to remain close to friends and family and minimize any change in lifestyle. For the newcomers to the area, Southwoode offers a community of individuals able to share interests without a compromise in lifestyle. When should I move to Southwoode?
Southwoode is planned for an independent, active retirement. It is designed to provide you time to do things you enjoy instead of things you do not enjoy but feel you “have” to do. In other words, you should consider Southwoode when you are ready for life free of worries and concerns from the everyday living responsibilities of maintaining your household grounds.
Are monthly fees and rental fees adjusted annually?
Cost of living increases annually, and this is done in January with a 60-day notice.
Is there an initial fee to join Southwoode?
Each member of Southwoode purchases his or her own residence, securing the economic benefits of individual home ownership. In addition to the home purchase price, a $5,000 non-refundable membership to Southwoode Management Group is required. Therefore, the purchase price or future resale value is true equity ownership. Southwoode Management Group also has the first right of refusal.
What are the details on the Rental Plan?
If renting, the rental plan allows you to pay a monthly rental fee each month you occupy your unit/home in Southwoode. The monthly rental plan requires that you pay a one-time, non-refundable fee equal to 2-months’ rent at the time you sign the occupancy agreement for the home. This one-time fee includes your first month’s rent. If you decide to move/relocate, your monthly bill will be prorated from the time your personal items are moved out of the unit/home.
What about the monthly costs after purchase of a home?
Each Southwoode resident pays a monthly regime fee based on the type of residence purchased. This fee includes the ability to purchase a meal plan, and all the services and activities within the community.
What about meals?
Each residence has a full-size kitchen in their home. Breakfast, lunch, and dinner can be delivered from Generations of Chapin assisted living facility to the cottage upon request.

What about pets?
Pets are welcome within established guidelines. Southwoode residents must make sure you have up to date vaccine records on all animals. All dogs must be leashed while outside unless you have a fenced in area. All animal waste must be picked up and disposed of by the dog owner, even in your own yard and shrubs.
What health care facilities are available?
Adjacent to Southwoode is Generations of Chapin assisted living facility. Generations of Chapin is licensed for 56 beds. Generations of Chapin is available to Southwoode members, assuming space is available. Also, Lexington Medical Center Urgent Care and Chapin Family Practice is located minutes away. In addition, Columbia has several full-service hospitals only 15 minutes from Southwoode.
